Residential Development Project Location Choice Model (RDPLCM)

Objective

The Residential Development Project Location Choice Model (RDPLCM) predicts the location choices of real estate developers to build new real estate development projects.

Algorithm

Development projects to be located by this model are generated by the DevelopmentProjectTransitionModel. The Residential and Non-Residential projects are handled by parallel models that are virtually identical except for their focus on residential/non-residential buildings.

Configuration

Model Parameters

The configuration of the RDPLCM in the zone model system is summarized in the following table:

Element Setting
Agent Development project (assumes there is an unobserved developer for each project to be located)
Dataset Buildings
Dependent Variable Location of each new development project: building_id (zone and building_type)
Model Type Multinomial Logit Model
Estimation Method Maximum Likelihood
Submodels Building Type - separate models are specified for each type of residential building
Independent Variables Attributes of buildings: Price, density, accessibility, zonal composition of households and employment

Data

The following tables are used by the Residential and Non-Residential Development Project Location Choice Models (RDPLCM and NRDPLCM) in the zone-based version of UrbanSim.

Table Name Brief Description
building_sqft_per_job Non-residential sqft used by each job
target_vacancies Structural or target vacancies - trigger development when vacancies fall below this
